What We Do as Your Property Manager


At JM Property Management we offer full-service management of San Diego single-family houses, condominiums, and complexes of 2-4 units.

Leasing

The most current version of California Association of Realtors (CAR) rental forms are used for all new rental agreements and modifications of existing agreements. CAR forms are updated twice a year to incorporate recent changes in relevant laws. Documents are signed electronically and fully signed copies delivered to all parties. At the time keys and possession are handed over to new tenants, walk throughs are conducted with new tenants to establish the condition of the property and identify emergency shut offs for water, gas, and electricity. Tenants are required to provide proof of an active renter’s insurance policy with no less than $100,000 liability coverage prior to receiving keys and possession.

 

Accounting

Software is a key ingredient to managing each property cash flow. Owner statements are emailed to each owner and posted to an online Owner Portal. The statements are simple to read and provide a quick snapshot of property income and expenses for the past month.  In addition to monthly financial statements, each owner is provided with a year-end 12-Month Cash Flow and a tax year 1099 form that will always be saved in their Owner Portal for easy access. Owners are paid quickly and securely through direct deposit into their bank account. 100% of our tenants love having the ability to pay rent online and set up automatic payments, no more mailing of paper checks. Providing this option to tenants reduces the likelihood of rent being paid late. Precise accounting and detailed reports are an integral part of running a successful real estate portfolio. Our reports provide owners with accurate up-to-date information to allow them to make informed decisions and maximize their investments.

 

Marketing and Tenant Screening

Owners are provided rental market surveys prior to lease renewals, tenant turn overs, or upon request. This helps owners stay current on market rents and keep their properties competitively priced. Vacancies are advertised online across multiple websites such as Zillow, Trulia, Hotpads, Lovely, and others. Professional interior and exterior photos are used whenever possible for maximum impact of rental ads. Streamlined prospective tenant screening includes standard background and credit checks along with past rent payment history. Screens can be completed in minutes – enabling us to place the highest quality residents quickly. 

 

Property Maintenance

At JM Property Management, we understand that prompt and successful maintenance issue resolution encourages tenant retention and is key to proper upkeep of the property. With the ability to request repairs through their Tenant Portal and available 24/7 maintenance emergency service, our tenants can count on their repair needs being addressed promptly and accurately.
